The Renewal Database is our proprietary database-driven software that tracks Expiration Dates and Notice Dates in the leases that we have manually input and confirmed.  The software notifies us (and the tenant, if desired) 120-90-60-30-10-5 days out from Notice Date and we begin discussing with the tenant 120-90 days out in order to begin interfacing with the landlord at least 60 days out.
